New 535i demo lease check

Hi Guys! I'm trying to get into a 5 series from an audi s5. Anyway I was given this deal. It is a 2015 535i m-sport demo with 5,1xx miles. MSRP was around 69,xxx. It has pretty much all the packages except B&O. Sale price is 57,225 and monthly payment plus tax came out to be 639 for 12k/36mo. Let me know if its a good deal. Thanks!

Was it a factory demo or dealer demo?
I leased a 535i back in October with similar pricing:
$70,000 MSRP
$58,xxx Sales Price
I am paying $559 a month incl. tax with 3k down
but they also worked in about $800 of damage from my past car.
