I agree that you should check with your lease agreement as the final authority on any question like this. However, in my experience with leasing, they generally want the car back exactly how you got it with few exceptions. They won't STOP you from making alterations while in your possession (you won't get yelled at for instance when you take the car for service), but as soon as you go to return it, upon inspection they'll note anything that's not right and charge you for it.

BMW, like many other companies, will give you some leeway on things like scratches. They have some formula for the number of acceptable scratches per panel, and in the past I recall they had a little paper tool you could use as a cut-out to see if a scratch or ding was bigger than it or smaller - whether you'd be charged or not.

You also need to return the car with OEM tires and a minimum of something like 9/32 tread. Many people take the run-flats off and put other tires on. Well, a set of the OEM run-flats, even at a discount from tire rack, can run around $1,400 - $1,500. It stinks to put brand new tires on a car at the end of a lease to return it... so some people may take them off up-front, save them, and remount them at the end of the lease. But maybe there's also an argument to be made for just buying different wheels and tires that you intend to sell to someone else at the end of your lease - keeping your leased tires and wheels in good condition to remount at the end.

Plenty of things to consider when you're leasing. Think of it as essentially buying and selling the car in the same transaction. You've bought it with the agreement to sell it X months later with Y mileage and in Z condition for A price. The "Z condition" piece will definitely be detailed in the lease agreement. But if you're thinking about heavily modifying a car, a lease isn't the way to go IMHO.

If you are willing to lease another BMW at the end of your term, then you can get away with a lot more. I have found that its hard to get straight answers on what you can and cant do with a leased car.

Have you thought about vinyl wrapping?

You can have your rims PlastiDipped black and just peel it off when you want to go back to stock. Not as nice as powder coating but its close enough.
